  • Filter Maintenance: Establish a schedule for filter replacement. Clogged filters not only affect air quality but also force the system to work harder.
  • Fan Efficiency: Verify if the AHU fan is delivering the stipulated cubic feet per minute (CFM) of air volume. Low performance might indicate the need for maintenance.

 

3. Optimise Chilled Water Pumps

Assess whether your chilled water pumps are delivering the required flow rate (m³/hr). Regularly inspect and clean strainers to maintain pump efficiency and avoid unnecessary energy consumption.

 

4. Chiller Maintenance

  • Descaling Activities: Plan descaling for the condenser or evaporator sections based on performance indicators rather than a fixed schedule.
  • Identify Inefficiencies: Determine which section—the evaporator or condenser—is contributing to inefficiency and address the issue specifically.
  • Check Refrigerant Levels: Ensure refrigerant levels are sufficient to maintain optimal suction and discharge pressures.
  • Temperature Management: Monitor the chilled water in and out temperatures during normal operations. You may see significant savings by increasing the chilled water set point when feasible.
  • Assess Kw/TR Performance: Compare your chiller’s kW per ton of refrigeration with industry benchmarks to ensure you’re hitting the best operating point.
